Comment trouver votre logement rapidement en location ?

Avant de partir en quête d'un appartement ou d'une maison à louer, mieux vaut prendre le temps de bien déterminer ses critères de recherche principaux (nombre de pièces, budget mensuel...). C'est en étant au clair sur leurs propres critères que les futurs locataires pourront, par la suite, être plus efficaces, donc plus rapides, lors de leurs recherches. Dans les villes les moins tendues, où les locataires ont le choix du quartier où ils pourront poser leurs valises, il est également important de bien quadriller la zone de recherche, toujours dans l'optique de se concentrer uniquement sur les biens correspondant aux critères.



Préparer un dossier de location

Le dossier de location est l'une des premières choses qui sera demandée au locataire, que ce dernier passe par un agent immobilier ou un particulier. Pour gagner du temps, il est conseillé de constituer son dossier au format papier et numérique avant même de décrocher les premières visites. Sans surprise, pour maximiser ses chances de taper dans l'œil du propriétaire bailleur, il faut veiller à ce que ce dossier soit complet. La liste des pièces justificatives qui composent ce dossier est précisée par la loi selon le pays. Il comprend notamment des justificatifs d'identité, de situation professionnelle (contrat de travail, carte étudiante...), de ressources (bulletins de paie, avis d'imposition...). À noter que ces documents concernent à la fois le futur locataire et son éventuel garant.

Dans un contexte où les biens à la location se font rares, notamment dans les localisations les plus tendues, se tourner vers un professionnel de l'immobilier plutôt que vers un particulier est une bonne option à envisager pour gagner du temps et optimiser son budget.


Grâce à leur carnet d'adresses composé de propriétaires bailleurs, les agences immobilières peuvent mécaniquement répondre plus rapidement aux attentes des locataires. À condition, toutefois, que ces professionnels soient bien implantés dans le secteur géographique où se concentre la recherche de de logement. Une réactivité qui a cependant un coût : les honoraires d'un agent immobilier dans le cadre d'une location sont fixés librement mais équivalent généralement à un mois de loyer.

Sur les réseaux sociaux, il existe également des groupes dédiés à la recherche d'appartement qui peuvent permettre aux futurs locataires d'accéder à des biens qui ne font pas l'objet d'annonces sur les portails en ligne.



Rester joignable et disponible

Dans les villes les plus tendues, où un logement trouve preneur en quelques heures, les locataires doivent rester joignables s'ils souhaitent trouver rapidement un bien. C'est la même chose pour l'organisation des visites, dont les horaires sont souvent imposés et en pleine journée. Prendre le premier créneau de libre, c'est l'assurance d'avoir un coup d'avance sur les autres candidats à la location.



Relancer l'agent immobilier ou le propriétaire

D'une manière générale, mieux vaut être proactif lorsqu'on souhaite trouver rapidement un logement en location. Cela suppose ne pas hésiter à relancer régulièrement son agent immobilier, ou un propriétaire qui n'aurait pas répondu sur ses disponibilités pour une visite... Cette attitude sera interprétée comme une motivation par les interlocuteurs.
